The project site is located within a standard detached-housing parcel in a public housing district, and was planned as a multi-family residential building. The client requested a neighborhood commercial space on the first floor, five residential units in total, and the installation of a 13-person elevator that could also accommodate wheelchair users. In response, the design focused on maximizing the efficiency of the relatively small plot through careful building placement and well-organized floor plans for each unit. 

  

Rather than simply “filling up” the plan with as many rooms as possible—resulting in spaces that are awkward to live in—the priority was to create layouts that feel comfortable and practical in everyday use. Within the constraints of local sunlight regulations, the design also sought to secure the greatest possible floor-to-ceiling height for the first-floor commercial space. To achieve this, a partial skip-floor system was introduced, allowing for a more compact and carefully structured section.

  

The façade design emphasizes a continuous insulation line, aiming to keep the building cool in summer and warm in winter, without condensation issues. An external insulation system was adopted to avoid thermal bridges that can occur at anchor points used for fixing exterior finishes. On the first floor, where dirt and physical impact are more likely, the walls are finished with tile brick for greater durability.

 

For the exterior windows, special attention was paid to airtightness and moisture control at the junction between the window frames and the wall. Airtight and vapor-permeable window tapes were applied during installation to create a protective layer that helps prevent defects caused by wind-driven rain and humidity over time.
